Real estate isn't just about finding a house that checks the boxes. People come to me in transition - divorce, downsizing, aging parents, starting over, or just starting. Whether you're buying, selling, or both, sometimes the answer isn't "let's list it" or "let's go look at houses." Sometimes it's "here's what needs to happen first" or "this isn't the right time yet."

For sellers, that often means prep work - the curb appeal, the kitchen and bath updates, paint, flooring, lighting. Whatever it takes to show your home at its best, because that's where we get the money. It's got to pull at the heartstrings right out of the gate. I've taken listings off the market and told clients to do the work before we try again. I've told people they should rent instead of sell. That's not always what they want to hear, but it's the truth, and I'd rather be honest than watch it go sideways later.

The clients who do the work and come back? Those are my people. And when someone closes - when they've done everything they needed to do and made it happen - I feel that. That pride. Because they did it, and I got to be a part of it.

I live in Damascus, out in the trees, just on the edge of everything. Close enough to the city to stay connected, far enough out to breathe. I raised my daughter here, in the same kind of place I grew up - surrounded by nature, where you can see the seasons change.

I've been doing this for 23 years, basically my whole adult working life. When I'm talking about real estate, about houses and neighborhoods and what's possible, I'm in my element. I can connect with almost anyone. And yeah, I talk a lot.
